Advice on presentation

To get the best price rent, it is not just about location, location, location but also presentation, presentation, presentation!

Most humans are born with five senses – sight, sound, smell, touch and taste – so use them!


Does your property need a professional clean or even a “lick” of paint? Does the tread bear carpet need replacing?
Do the bathroom/kitchen tiles need a re-grouting or re-sealing around the bath units?


Is your property next to a busy road or building site? Do you have boisterous children?
Think about taking the kids out during viewings, invest in secondary/double glazing and find out when the construction site is due to complete.


Do you have pets? Do you smoke? Do you cook a lot?
These may be pleasant to your nose but other people may think otherwise.


Are the kitchen surfaces greasy to touch? Is the bathroom grubby?
Does the property feel too cold? – During the winter, don't switch off your heating all together. Set the timer for the heating to come on for a couple of hours during the day.

Preparation of inventory/schedule of condition where required

Did you know that it is almost impossible to deduct any damage from a tenant's deposit without an independent inventory check-in and check-out report in place?

The inventory and schedule of condition, records the contents and condition of your flat or house at the point when your tenants move in. More and more deposit dispute cases are being lost by landlords because they do not have a proper inventory and schedule of condition drawn up at the beginning of the tenancy.

Because it's so important that this is impartial, we recommend a specialist inventory company. They will give you and your tenant a copy of the inventory, and will do another inspection at the end of the tenancy to check that nothing's missing or damaged.

Preparation of tenancy agreement

To achieve a smooth running tenancy it is essential to have a professional agreement in place. We will draw up the relevant paperwork based on years of experience, ensuring all the necessary documents are signed by both parties.

Collection and registering of the security deposit

Did you know if you get this wrong, you could be fined up to three times the amount of the deposit and you will not be able to regain possession of your property?

We hold all deposits as a stakeholder and, where applicable, will register the deposit with a deposit protection scheme, in a timely manner.

Arrangements for your future rent payments

We will set up a standing order with the tenant's bank to pay the rent electronically and transfer this to your UK bank account.
