Letting Fees

Please be aware your tenancy may be subject to any of the following fees

  • Tenancy set up fee (A fixed fee that covers processing the application, associated paperwork and identity, immigration and visa confirmation as well as contract negotiation (amending and agreeing terms) and arranging the tenancy and agreement - £258 inclusive of VAT per tenancy;
  • Reference fees including financial credit checks, obtaining references from current or previous employers / landlords and any other relevant information to assess affordability of the tenant or guarantor(s) (if required) - £42 including VAT per person;
  • Tenants share of inventory fees, including check-in and check-out fees, attending the property to undertake an updated Schedule of Condition based on the original inventory and negotiating the repayment of the security deposit(s) including VAT depending on property size, payable at the end of the tenancy – studio £150; 1 bed - £162; 2bed - £174; 3bed - £186; 4bed - £198; 5bed - £210;
  • Guarantor arrangement/application fees - £102 including VAT per application (applicable if a new guarantor needs to be added during existing tenancy which did not have a guarantor initially);
  • Additional occupant fees - £102 inclusive of VAT per permitted occupier;
  • Pets disclaimer fee/administering additional pet deposit - £60 inclusive VAT;
  • Non-returnable holding deposits equivalent to one weeks rent - up to £500. If you go ahead with the tenancy this will be deducted from your first invoice. If you do not go ahead with the tenancy we will charge you a minimum of £300 per applicant or our reasonable costs incurred up until the point of withdrawal;
  • Tenancy renewal fee (contract negotiation, amending and updating terms and arranging a further tenancy and agreement) - £150 inclusive of VAT;
  • Future landlord reference fee for collating information and preparing a reference for a future landlord or letting agent - £42 including VAT per reference;
  • Amendment fee during the existing tenancy - contract negotiation, amending terms and updating your tenancy agreement during your tenancy, including change of named tenants or change of number of tenants and drawing up new tenancy documents - £258 including VAT per tenancy;
  • We are members of The Property Ombudsman (TPO) for Sales and Lettings and subscribe to TPO’s Codes of Practice. This is a government approved independent redress scheme;
  • We operate a Client Money Protection Scheme through Client Money Protect (“CMP”). CMP is a Client Money Protection Membership Scheme which protects The Member’s clients in the event that the Member misappropriates the client money held in the course of running their business.
