Should you accept an offer through us and later withdraw from the sale, you could be liable for the costs and expenses (up to a £1,800 including VAT) incurred by us up to the date of withdrawal.
We are members of The Property Ombudsman (TPO) for Sales and Lettings and subscribe to TPO’s Codes of Practice. This is a government approved independent redress scheme.
If you are a Westminster leaseholder and are only interested in selling your property back to the council then we will happily refer your interest to the relevant team at Westminster City Council. Please note that if you originally purchased your property directly from Westminster City Council under the Right To Buy Scheme then under the terms of your lease you may be required to offer ‘right of first refusal’ to Westminster City Council. In these circumstances CityWest Residential would not be acting for you and no agency fee would apply. If however you wanted Citywest Residential to market your property on the private market and they later introduce Westminster City Council as a purchaser our fee would still be due, as per our sales contract.
Westminster Council are actively purchasing suitable properties on the open market for use as affordable housing and City West Homes carry out this buying function on behalf of Westminster. Where CityWest Homes successfully secures a property on behalf of Westminster, CityWest Homes will receive a flat payment from Westminster towards their valuation, survey, legal, staff and administration costs incurred in securing these purchases.
